FAQs

  • What is the Atlantic Canada Certified Sites designation?

Atlantic Canada Certified Sites is the only certification program for development-ready, industrial and commercial properties in Atlantic Canada. Atlantic Canada Certified Sites are promoted to global investors and site selectors with the assurance that they are quality sites ready for development, speeding up the sale process and providing landowners with exposure and expert support along the way.

  • What’s the difference between a Listed Site and a Certified Site?

All landowners begin by registering their site on the platform. Once they meet the program’s minimum requirements, the site is designated as a Listed Site and placed on the Certified Sites website.

When a property completes full due diligence (e.g., environmental, zoning, ownership verification), it becomes an official Certified Site, offering investors added confidence and accelerating development timelines.

  • Do I need to be certified to be listed?

No. You can register your property and be featured as a Listed Site without pursuing full certification. It's a great way to increase visibility while you prepare for certification at your own pace.

  • Why should I certify my site?

Becoming an Atlantic Canada Certified Sites helps your property stand out and provides investors with the key information they need, speeding up the sale process and providing you with exposure through marketing campaigns and on the Atlantic4 website, in addition to expert support along the way. Atlantic Canada Certified Sites benefit from:

    • Site certification
    • Global exposure
    • Faster selections
    • Tailored support

  • What kind of properties are eligible?

Properties eligible for listing or certification include development-ready or redevelopment industrial, commercial, or mixed-use sites. Sites must be available for sale or lease, and meet minimum requirements such as lot size and access to essential services.

For more information about eligibility requirements for each site type, reach out to our team.

  • How do I certify my site?

Your property will be designated as an Atlantic Canada Certified Sites after you successfully demonstrate that your property meets a set of criteria, including site availability, utilities, transportation access, and environmental records. The process is divided into four steps:

    • Learning about the program, confirming your site's eligibility, and submitting your application
    • Supplying supporting documentation
    • Scheduling a site inspection with a third-party certifier
    • Receiving your designation as a development-ready site

  • How much does it cost to participate in the program?

There is no cost to enter the Certified Sites program. Both registration and certification are free.*

*Note: There may still be additional costs associated with meeting the program’s minimum requirements. Such expenses would be the responsibility of the participant.

  • How long is the certification valid?

Atlantic Canada Certified Sites designations are valid for two years.

  • I really liked the idea of getting my site shovel-ready and getting marketing exposure for that. I got in touch and received guidance on the process the entire way.
